| All leases commence May 1 and finish April 30 (1 year in duration)

| No. Students must come as a group. They must be friends with common interests. The group must be 100% comfortable in knowing that each and everyone of the group is looking out for the safety, security, and best interest of each and everyone in the group.

| No, But the individual that has dropped out of school or has not decided to return will still be financially responsible for their portion of the rent.

| Post dated cheques are preferred but not required. Dated for the 1st of every month. Beginning May 1 to March 1. Last months rent is due 30 days after signing the lease minus the deposit provided to secure your home.

| Yes, All homes are outfitted with fridge(s), stove, washer, dryer and dishwashers.

| No. You are however responsible for the cleanliness of the appliances and making sure the lint trap in the dryer is cleaned after every operation.

| No, You are required to provide all small appliances and everything to allow for your group to have a properly functioning kitchen. Ie. Dishes, cups, cutlery…

| Yes and the number far exceed the requirement of the building code. There are fire checks in all the homes the first week of January, May, and September each and every year.

| Yes, All homes are professionally cleaned from top to bottom prior to your group assuming tenancy.

| Any pictures, posters, wall hangings, etc. will be mounted properly using appropriate anchors, fasteners, bluetac is preferred! Not by pounding nails into the drywall at random.
